Why CAMs and Board Members Are Turning to Owner’s Representatives in South Florida

Across Florida—especially in South Florida—Community Association Managers and Board Members are increasingly turning to Owner’s Representatives (ORs) to help navigate today’s complex construction landscape. With stricter building codes, aging infrastructure, and laws like the Condo Safety Act, managing construction or restoration projects has become more demanding than ever.

An Owner’s Representative serves as your advocate throughout the process. We work alongside your engineers, contractors, and consultants to ensure the project is delivered on time, within budget, and in the association’s best interest. Our role bridges the gap between design and execution—coordinating professionals, reviewing contracts, monitoring progress, and helping CAMs and Boards make informed decisions with confidence.

As a licensed General Contractor with decades of hands-on experience, I understand every phase of construction—from planning and permitting to punch lists and closeout. I’ve been where your contractors are, and I know where things can go off track. That insight allows me to catch issues early, resolve them efficiently, and help avoid unnecessary delays or costs.

In fact, when given the option, I often prefer serving as an Owner’s Rep over being the General Contractor—because in that role, I work solely for you. There’s no agenda or divided interest. It’s a relationship built on trust and transparency, with your goals as the top priority.

At Overton Construction and Consulting, we provide a full suite of services tailored to the unique needs of Florida’s community associations:

General Contracting – Licensed construction services for restoration, repairs, and capital projects.
Consulting – Strategic support with budgeting, bidding, contractor selection, and project planning.
Owner’s Representation – Independent oversight and project management focused on protecting the association.
Expert Witness Services – Objective analysis and testimony for legal, arbitration, or insurance matters.
Construction Defect Services – Including mediation support, destructive testing, cost of repair assessments, damage analysis, settlement evaluation and post litigation repairs.

Whether you're preparing for a major project, resolving a dispute, or simply need guidance, Overton Construction and Consulting offers the knowledge and experience to support CAMs and Boards every step of the way.
