          In today’s fast-paced world, busy professionals often juggle demanding schedules, tight deadlines, and constant responsibilities, leaving little room for self-care. Yet, maintaining good health is essential not only for long-term well-being but also for sustaining productivity, focus, and resilience in the workplace. A healthy lifestyle—built on balanced nutrition (weight management), regular exercise, quality sleep, and stress management—helps professionals perform at their best, reduce the risk of burnout, and foster sharper decision-making. By prioritizing health, even among packed calendars, professionals can create a foundation for both career success and personal fulfillment.
         &#xD;

          Let’s start with the basis to have a healthy weight.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          Part 1 – Calories In, Calories Out.
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          The basis for any fat loss program is based on calories burned vs calories consumed. The number one factor of body composition change is how many calories you are consuming. If you consume more calories than you burn, you will gain weight, if you consume the same number of calories as you burn, you will stay the same weight. If you consume less calories than you burn, you will lose weight.
           &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          Some fad diets work for a short time because you consume less calories than you expend thus creating a caloric deficit, which in turn can lead to fat loss. GLP-1 Blocker medications like Ozempic can help people eat less because this class of drugs help suppress appetite. If you are not hungry you will not consume as many calories thus putting you in a caloric deficit.
           &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          Regardless of what diet you follow, low-carb, intermittent fasting, paleo, or plant-based, the underlying mechanism for fat loss remains the same: you must burn more calories than you consume.
          &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          Basal metabolic rate is how many calories your body burns each day to perform its most basic life-sustaining functions while at complete rest.  How do we calculate Basal Metabolic Rate? There are many ways, but this one is the simplest: lean body weight x 11. Your lean body weight is how much you weigh minus your body fat.
          &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          How do we calculate lean body weight? First, buy some body fat calipers or find some other means to have your body fat tested. There are many ways to do this, but I like the caliper method because its cheap and fast. You can also use the calipers over and over to chart progress. They are less than $10 on Amazon.
          &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          Once we know your body fat, we can now calculate lean body weight. Example: Let’s say you weigh 150 pounds, and your body fat is 13%. 150 pounds X .13 = 19.5. In this example you would have 19.5 pounds of fat. Stay with me here. Lean body weight equals 150 pounds – 19.5 = 130.5 pounds lean body weight. Now, multiply 130.5 pounds lean body weight x 11. This equals 1,435. Congratulations you have just learned to test your body fat, calculate your lean body weight and arrive at your BMR (Basal Metabolic Rate).
          &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          All we must do now is add our daily expenditure to our BMR. Activity factors typically range from 1.2 for sedentary people to 1.9 for very active individuals. For this example, let’s use the average multiplier of 1.5. Here is the formula, 1,435 BMR x 1.5 = 2,152.
           &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;
      
          Your BMR plus your daily expenditures are equal to 2,152 calories. This is how many calories you need to consume each day to stay the exact same weight. We call this maintenance calories. To be in a caloric deficit you must consume less than 2,152 calories per day to lose body fat. A 500-1,000 calorie deficit per day will equal between 1-2 pounds of fat loss per week.
          &#xD;
      &lt;br/&gt;&#xD;
      
           
          &#xD;
      &lt;br/&gt;&#xD;

          South Florida is experiencing a surge in construction and remediation work due to legislation like SB 4D and an increase in Chapter 558 claims. In response, owners’ representatives, attorneys, and board members are increasingly requiring payment and performance bonds. While intended to reduce risk, this trend may be driving up construction costs and limiting competition, especially for smaller but highly qualified contractors.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
          In cities where I’ve worked—Portland, Austin, Dallas, Phoenix, Houston and Orlando, among others—bonding is rarely required for standard repairs or renovations. Instead, owners often rely on lien waivers, direct payments to subcontractors, or escrow-based retainage to manage risk. These methods foster more competitive pricing and allow broader participation from small to mid-sized firms.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
          In South Florida, however, larger contractors with unlimited bonding capacity can inflate not just bond premiums, but also gross profits and overhead, knowing they face little competition. Meanwhile, smaller firms struggle to qualify for bonding at all. This creates an oligopoly-like environment, where only a few firms dominate, and pricing trends climb unchecked.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
          Importantly, I’ve met with several owners’ representatives in the region who are aware of this challenge. Some have actively sought alternative ways to complete construction projects without relying on bonds—favoring lien waivers, direct subcontractor payments, or phased payment schedules. These leaders understand that flexibility can reduce costs without compromising protection.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
          With only about 40% of associations currently compliant with SB 4D’s structural inspections and reserve study mandates, the pressure to move quickly is high. That urgency often results in overuse of bonding—sometimes unnecessarily—driving up project costs by 15–30% or more. In a region already struggling with rising material and labor prices, this could become the single biggest driver of increased construction costs over the next five years.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;br/&gt;&#xD;
        
           As an expert consultant on construction costs, I believe this is an issue lawmakers need to consider now. Most associations are focused solely on compliance, but few are recognizing how these risk-averse practices could escalate affordability challenges.
           &#xD;
        &lt;br/&gt;&#xD;
        
            
           &#xD;
        &lt;br/&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          If you were a board member and I told you that you could save 15–30% on your mandated construction project, would you be interested? That kind of savings could be the difference between financial strain and project success, especially when multiplied across hundreds of buildings statewide.
         &#xD;

          This isn’t about eliminating bonding altogether. It’s about finding the right balance—using bonds when they make sense, and exploring other proven, secure methods when they don’t. It’s time we looked more closely at how we build—and who we allow to build—so that safety, compliance, and affordability all remain within reach.

           as a consulting expert was retained to perform a Sufficiency Analysis on a project in South Florida. A Sufficiency Analysis or Sufficiency of Settlement Analysis is a type of analysis that is typically used in construction, insurance and legal contexts to evaluate whether the proposed settlement amount is adequate to fully resolve the dispute or claim. I have heard it called by many other names by different people, but this term makes the most sense.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           
         &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Generally, at some point during the mediation the defense will make some type of offer to the plaintiffs to settle the case. Without this analysis there is no way the association would know if the settlement is sufficient to cover the cost of repairs, hence the name, Sufficiency of Settlement Analysis.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          What do we do during the course of the analysis?
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
          We read through the expert reports to include the Cost Of Repair and building assessment reports from destructive testing, we perform a detailed inspection of the community and note any repairs needed, we define, quantify the scope of work, we create a bid matrix and RFP manual to solicit bids, we use a combination of one of the most powerful estimating systems available along with subcontractor bids and historical date of past jobs we have produced to get real world numbers, we finalize our estimate numbers and generate a report. It can also be used as a cost breakdown, risk assessment, schedule impact or comparative analysis.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
          At this point the association now has a quantified and detailed scope of work and price to do the repairs. This analysis allows the client to seriously consider the defenses offer or hold out for a better deal. The client may also want to go to trial. If the client does accept the deal we can now move right into Phase 2 repairs with all the data produced in Phase I.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;

          At what other times might this type of analysis be used? Change order disputes, contract closeout procedures, insurance claims, dispute resolution or litigation preparation.

      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Benefits of performing this analysis can also include financial and legal exposure, supports objective and defensible decision making, helps avoid future claims or re-litigation and it will provide documentation of due diligence for audit or compliance purposes.
